To initiate the listing process, we require specific documentation. For properties owned individually or jointly, please provide:

Valid copies of IDs for each individual on the property title (Social Security Card or Passport Bio-Data Page only).
Copy of the Property Title(s) (Land Certificate, Deed of Conveyance, First Certificate of Title, or Minister’s Fiat Grant).
Property Survey Plan (Land Survey Map).
Property Parcel Index (Parcel ID Map).
Most recent Property Tax Statement (Land Tax).

For properties held under a company name, we additionally need:

Certificate of Registration.
Articles of Memorandum and Articles of Association.
Latest Annual Filing (indicating Directors/Shareholders).
Certificate of Good Standing.
Valid copies of IDs for all Directors/Shareholders (Social Security Card or Passport Bio-Data Page only).

Note: If the property consists of multiple parcels, provide copies of each Land Title, Survey Plan, and Land Tax Statement.

Upon receiving these documents, we'll schedule an inspection with one of our agents and prepare an 'Exclusive Right to Sell' Listing Agreement for your review and execution.

Our standard commission rate is 10% on the final sale price of the property plus GST (10% + GST). In special circumstances, such as selling multiple properties separately, we may agree to an adjusted 8% + GST commission. GST is calculated on the commission rate.

For example:

If your property sells for $100,000
Commission: $100,000 x 10% = $10,000
GST: $10,000 x 12.5% = $1,250
Total cost: $10,000 + $1,250 = $11,250
Your revenue: $100,000 – $11,250 = $88,750
